How Long Do Water Heaters Last? What to Expect in a Hard-Water Town
A conventional tank water heater typically lasts 8 to 12 years. A tankless unit can reach around 20 years if it’s descaled regularly. Around St. Louis, plan for the lower end of those ranges unless you’re actively maintaining the unit — the metro’s water is hard, and hard water is the number one thing that ages water heaters early. Anode rod swaps, annual flushing, or a water softener can push you toward the high end instead.
What’s the Typical Lifespan for Each Type?
Tank water heaters (gas or electric): about 8 to 12 years. The tank itself is the mortality clock. It’s a steel vessel with a glass lining, and once corrosion works through that lining, the tank rusts from the inside out. There’s no repairing a leaking tank — replacement is the only fix.
Tankless water heaters: around 20 years with maintenance. There’s no standing tank of water to corrode, and the major components can often be serviced or replaced individually. The catch is that “with maintenance” is doing real work in that sentence. Skip the annual descaling in a hard-water area and a tankless unit’s heat exchanger scales up much sooner.
Age matters even when the unit still works. A 14-year-old tank that heats fine is living on borrowed time, and when tanks fail, they frequently fail wet — a slow drip if you’re lucky, a burst and a flooded floor if you’re not.
Why Is Hard Water So Rough on Water Heaters?
Hard water carries dissolved calcium and magnesium, and the St. Louis metro has plenty of both. When you heat hard water, those minerals fall out of solution and settle as sediment and scale.
In a tank heater, sediment piles up on the bottom — right on top of the gas burner’s heating surface. The burner then has to cook through that mineral layer to heat the water, which overheats the steel underneath and stresses the glass lining. That rumbling or popping sound old tanks make? That’s water boiling underneath the sediment blanket. On electric models, scale crusts onto the heating elements until they burn out.
In a tankless heater, scale narrows the passages of the heat exchanger, cutting flow and efficiency until the unit throws error codes or shuts down.
If your fixtures show white crust and your glasses come out of the dishwasher cloudy, your water heater is fighting the same battle. A water softener removes those minerals before they ever reach the heater, and it’s one of the few purchases that protects every water-using appliance in the house at once.
Which Maintenance Tasks Actually Extend Its Life?
Three things move the needle:
Flush the tank yearly. Draining a few gallons through the drain valve carries sediment out before it hardens into a permanent layer. It takes maybe half an hour and it’s the single best habit for tank longevity.
Check the anode rod every couple of years. The anode is a sacrificial rod — usually magnesium or aluminum — that corrodes on purpose so the tank walls don’t. Once the rod is eaten away, corrosion turns on the tank itself. Replacing a spent anode is cheap insurance; ignoring it quietly shaves years off the tank.
Descale tankless units annually. A vinegar or descaler flush through the heat exchanger keeps the passages clear. Most tankless manufacturers expect this, and in hard-water territory it’s not optional if you want that 20-year lifespan.
Keep the area around the heater clear, and test the temperature-and-pressure relief valve occasionally too. If any of this is more than you want to take on, we handle it as a service call.
What Are the Signs a Water Heater Is Dying?
Watch for these, especially past the eight-year mark:
- Rusty or brown hot water (cold water runs clear) — the tank lining is failing.
- Rumbling, popping, or banging during heating — heavy sediment buildup.
- Moisture, drips, or rust streaks around the base of the tank — the tank may already be weeping. Don’t wait on this one.
- Hot water runs out faster than it used to — sediment is eating your usable capacity.
- Water won’t get as hot, or the pilot won’t stay lit — component failures that may or may not be worth fixing on an old unit.
Some of these are repairable. A failed element, thermostat, thermocouple, or gas valve on a mid-life heater is a normal water heater repair. But rusty water or a leaking tank on a unit past ten years means the smart money goes toward replacement, not another repair on a tank that’s structurally done.
Repair or Replace — How Do You Decide?
Our rule of thumb: weigh the age against the problem. Under eight years old with a component failure? Repair it. Past ten to twelve years with tank symptoms — rust, leaks, rumbling that flushing doesn’t cure? Put the money into a new unit. And if you’re replacing anyway, that’s the natural moment to compare a standard tank against tankless, since the venting and gas work is already on the table.
