St. Charles is the oldest city on the Missouri River and served as Missouri’s first state capital, and plenty of its houses have the age to prove it. Budget Heating, Cooling & Plumbing works on all of them — the brick homes a few blocks off Main Street, the mid-century ranches around Blanchette Park and Lindenwood, and the newer construction out in New Town — from our shop just west in St. Peters.

Old houses are our favorite kind of puzzle, and this city is full of them. Down near Frontier Park and the Katy Trail, we regularly see homes where three eras of remodeling are stacked on top of each other: a boiler swapped for a furnace, ducts snaked through closets, galvanized supply lines feeding modern fixtures. Work like that rewards a company that has seen it before and prices the job honestly upfront, which is how we’ve operated since 2009.

How do you cool a house that was never built for AC?

Two ways, usually. If the home already has workable ductwork, central air is on the table. If it doesn’t — and many Main Street-era houses don’t — ductless mini-splits cool and heat individual rooms with just a small line through the wall, no duct demolition required. They’ve become our go-to recommendation for St. Charles’ historic housing, second floors that never cool down, and converted attics.

The other constant in older St. Charles is what’s inside the walls. Galvanized supply lines and aging fixtures are routine work for our plumbing team here. And with basements sitting this close to the Missouri River’s water table, we install and service plenty of sump pumps too.

New Town and the city’s newer subdivisions get the flip side of our attention: maintenance, warranty-age repairs, and water heaters reaching their first replacement.

What happens when a converted boiler system finally quits?

More often than people expect, especially close to Main Street. Plenty of St. Charles’ oldest homes started life on steam or hot-water radiators and were converted to forced-air furnaces at some point in the last fifty or sixty years — and a conversion that was done well decades ago can still be running on original ductwork today. When we’re called for furnace repair in a house like that, we check whether the duct runs were ever sized for the rooms they feed, not just whether the furnace itself is healthy; a perfectly good new furnace pushed through undersized 1960s ductwork will still leave the back bedroom cold.
